The range is based on the rents of homes we manage ourselves in Eindhoven, Nuenen and Sittard-Geleen. Size does most of the work; the city shifts it up or down. For cities where we have no homes yet, the calculator uses the regional average.
What it does not know
It does not know the specific home, the floor, the outdoor space or what is included. Two homes of the same size can sit at opposite ends of the range. Tell us what you are looking for and you get a real number instead of an estimate.

How much is rent in Eindhoven?
For a furnished one-bedroom apartment, expect roughly €1.200-€1.500 per month depending on the neighbourhood and how central you want to be. A furnished studio starts lower; a family home runs higher. Use our rent indicator for a quick estimate based on size and city.

What is the 30% ruling and do I qualify?
The 30% ruling is a Dutch tax advantage for qualifying international employees, designed to offset the cost of relocating. Your employer usually applies for it. We'll point you to what you need and when, so it's one less thing to work out on your own.
How do I get a BSN?
Your BSN (citizen service number) is needed for work, banking and healthcare. You register at the municipality shortly after arriving, and we guide you through booking and preparing for that appointment.

The conditions that apply to our services for internationals and employers.
1. Definitions
"TS Housing", "we", "us" refers to the corporate housing provider operating across the South of the Netherlands. "Tenant", "you" refers to the international professional renting a home. "Employer" refers to a company engaging our services to house its international hires.
2. Our services
We provide fully managed corporate housing: matching, viewings, contracts, key handover and post-move check-ins. Availability, pricing and timelines are indicative and confirmed per home.
3. Tenant conditions
- Rental agreements are entered into per home and set out the term, rent and deposit.
- Homes are delivered move-in ready in the condition described at viewing.
- Tenants agree to care for the home and report issues promptly.
4. Payment
Rent, deposit and any service fees are set out in the rental agreement. Payment terms and methods are confirmed before move-in.
5. Liability
We take reasonable care in matching and managing homes. Indicative rent estimates (including the rent indicator tool) do not constitute an offer.
6. Privacy
We process personal data only to deliver our services. See our Privacy Policy.
7. Governing law
These terms are governed by Dutch law.

Why we use it
Only to respond to your request and deliver our housing services. We do not sell your data.

For as long as needed to provide our services and meet legal obligations, then we delete it.
Your rights
You can request access to, correction of, or deletion of your data at any time by emailing us.
